As of September 2026, the median home in Hobbs sold for around $304,500 (Realtor.com, Lea County data). That's up roughly 9% from a year ago and 25% higher than three years back. Redfin puts the three-month median at $290K, and independent tracker Resideline calculated $269,900 across 167 closings over the last six months. The differences are all normal, they just measure slightly different windows and sample sets. Bottom line: expect a well-maintained three-bedroom in Hobbs to close somewhere between $250K and $340K depending on neighborhood, condition, and lot.

Hobbs sits on the New Mexico side of the Permian Basin, which means oil prices drive the local economy more than they do anywhere else in the state. When oil is strong, oilfield workers pour into Hobbs, rentals fill up fast, and demand for entry-level and mid-range homes spikes. When oil softens, that demand cools. Right now, activity is steady and the housing gap identified by the Ventana Fund (roughly 1,700 units short countywide) means underlying demand remains strong even if oil takes a breather.

What this means for sellers

Price it right and it'll move quickly. Sale-to-list ratios are still hovering near 97%, which means most homes close within 3% of asking. Overprice by 8% or 10% thinking you'll negotiate down, and you'll sit and eventually take less. The days of listing anything at any price are over.
